A building improvement project executed with careful engineering oversight — reinforced slab, torch-on roof membrane and upgraded distribution boards.
An ageing commercial building was assessed as requiring urgent structural and envelope improvements before it could be re-tenanted. Hendrex B was appointed following a competitive tender, with a mandate to complete works and hand over a fully lettable shell within 10 weeks.
Slab reinforcement was carried out under the supervision of a structural engineer, with core samples and load tests completed before and after to provide the owner with a documentary record. The flat roof — 920 m² — was stripped to deck and relaid with a torch-on SBS bitumen membrane on tapered insulation, achieving a positive fall to all outlets.
Distribution boards were upgraded to current SANS standards, and the building was re-certified by a registered electrician upon completion, giving the owner a compliant, market-ready asset.
